Keppel recognised at China Technology Excellence Awards 2024 for cutting-edge digital solutions at Park Avenue Central in Shanghai

The solutions in Keppel’s PAC building herald the future of smart and sustainable urban spaces.

Keppel’s Real Estate Division has been named the winner of the China Technology Excellence Awards 2024 in the PropTech - Real Estate category for the integration of cutting-edge digital solutions in its Park Avenue Central (PAC) development, bringing smarter, more convenient and seamless connectivity to occupants of the building.

Located in Shanghai’s Jing’an District, PAC comprises a premium grade office building and a state-of-the-art shopping centre. PAC is a showpiece of Keppel’s Sustainable Urban Renewal (SUR) initiative which integrates people, AI-driven technology and processes to bolster the efficiency, sustainability performance and valuation of real estate assets. PAC’s 37-storey, 180-metre tall office building redefines the future of work with its smart and green workspaces which feature low-carbon and energy-efficient technologies, as well as thoughtful interiors designed to enhance its occupants’ wellbeing. 

The specially curated set of digital solutions includes the establishment of an online Green Credit and Membership Scheme, based on ESG concepts implemented from design to practice. Tenant can follow the scheme to accumulate the green credits through adopting the relevant sustainable behaviours. After achieving a certain score, tenant can obtain the corresponding level of low-carbon partner title and enjoy corresponding benefits as well. This scheme also encourages tenants and employees to participate in energy conservation activities.

Another digital solution is the integration of mobile application touchpoints with Keppel’s Operation Technology system, providing multiple building access modes with digital cards and dynamic QR codes, offering greater security and convenience for tenants and visitors alike. PAC also offers self-booking services, as well as a wide array of flexible spaces, meeting rooms and facilities, all of which are shared amenities for users of the PAC community.

In addition, Keppel has adopted indoor environmental quality solutions to monitor air quality and temperatures to ensure a cleaner and more comfortable environment for occupants. It has also utilised smart lighting, smart temperature control and visual energy monitoring systems to improve the sustainability performance of the building. To continuously measure and evaluate the effectiveness of these solutions, PAC has implemented dashboards and data analytics for stakeholders.

Through its SUR capabilities, Keppel aims to create greener urban solutions by rejuvenating older buildings with green technology, and incorporating green design features when redeveloping existing buildings that require a major overhaul or rebuild. Through a series of innovative asset enhancement, retrofitting and sustainability solutioning, such as renewable energy, energy and water saving solutions, as well as smart building controls, SUR can provide up to 50% of energy savings. Keppel is currently implementing SUR solutions across a pipeline of six projects across Singapore, Vietnam, South Korea and India with a combined asset value of $3 billion.
